A properly maintained deck provides an excellent exterior living space for gatherings, meals, and entertaining. Decks, particularly those made of wood, are exposed to extreme weathering and can build up algae, mold, and dirt from continued exposure to the sun, rain, snow, and foot traffic. Regular professional maintenance is the ideal way to prolong the life span of a deck.
Decks can be treated in a variety of different ways and it is important to understand the different types of wood and stains before preparing and treating any deck. There are both oil and water (latex based) based stains. In addition, clear finishes and a variety of color tinted semi-transparent and solid stains are available.
Some wood, such as mahogany, is better treated with an oil stain. Most decks, however, are built with pressure treated lumber and a water based stain provides the best durability. In most cases a deck can be treated with a wood cleaning solution and then power washed in preparation for the stain application. If, however, a deck was previously coated with an oil stain, the application of a stain sealer / remover may be required first to ensure the proper adhesion of the new water-based coating.
All in all, maximizing the life of a deck can be tricky, so it's important to talk with a well informed professional before beginning any deck maintenance work.
